Gateway is a North Bay portfolio of 12 industrial buildings totaling 1.2 million square feet in Benicia, CA. The portfolio offers a range of light industrial, warehouse, and distribution spaces with suites ranging from 11,500 to 260,000 square feet. Located in a supply-constrained, rail-served submarket with immediate access to I-80, I-680, and I-780, Gateway continues to attract high-utilization users across logistics, manufacturing, and food & beverage industries.

This project marks the 7th joint venture between DRA Advisors and Blue Rise Ventures since 2017, with BRV assuming the role of the operating partner for this portfolio at the time of acquisition in December 2025.
